Assistant Manager / Manager - Real Estate

Basic Purpose of Job:

Responsibility in an assigned regional territory for the asset management and disposition of Union Pacific (hereinafter UP) operating and non-operating real estate portfolio which has an aggregate market value substantially in excess of $500 million.

This position is assigned to the Sales organization in the Real Estate area within the Finance Department. This position will be filled at a band B level, Assistant Manager / Manager, depending on experience. The position will report to Chris Goble, General Director Real Estate.

Accountabilities:
  • In conjunction with Sr. Manager/General Director, act as primary manager of UP's real estate assets.

  • With supervisory assistance from Sr. Manager/General Director, market surplus or under utilized property/buildings for sale and/or lease consistent with Asset Utilization objectives to achieve annual budget goals and maximize cost liability avoidance.

  • With supervisory assistance from Sr. Manager/General Director, negotiate with customers, shippers, brokers, governmental agencies, property owners & other involved parties regarding terms and conditions for sales, leases, track agreements and abandonments, as well as maintain lease and contract records; complete requisite documentation.

  • Manage UP's real estate assets to ensure compliance with policies, operating procedures and agreement terms; eliminate unauthorized encroachments, hazards, hazardous waste and changes in usage, taking corrective action when necessary.

  • Budget on a monthly basis: a)profit to be generated from sale/lease of real estate, and b) expenses, to meet company income and expense budgets.

  • Represent and protect UP's interests in negotiations with local, state and federal government agencies with respect to environmental, wetlands, and other land use requirements in order to minimize negative financial and regulatory impacts.

  • Maintain, update and implement a comprehensive systemwide valuation database in order to maximize sale and lease income and facilitate ROI and ROE evaluations.

  • Increase income and reduce operating maintenance costs by selling & leasing trackage and non-operating properties.

  • Collect delinquent rentals and evict tenants in default; authorize bills payable/bills collectible and issue sight drafts related to sale of real property.

Required Education, Training, Experience or Skills:
  • A Bachelor Degree in Business, Law or related field

Preferred Education, Training, Experience or Skills:
  • A Masters of Business Administration degree

  • 3 year(s) experience / knowledge in Engineering . Clearance requirements, print interpretation, legal descriptions and surveys (ALL WITH PROFICIENCIES AT MAP INTERPRETATION, TRACK CLEARANCES, LEGAL DESCRIPTIONS, ETC.)

  • 3 year(s) experience / knowledge of the following legal areas ; contract, real estate/title, environmental, local, state and federal regulations (ALL WITH PROFICIENCIES AT CONTRACT/DEED TITLE OPINION REVIEWS AND REGULATORY REQUIREMENTS.)

  • 3 year(s) experience / knowledge in Operating Practices ; safety rules, local, state and federal regulations (ALL WITH EXTENSIVE KNOWLEDGE TO ENSURE COMPLIANCE WITH OPERATING POLICIES, PRACTICES, AND PROCEDURES.)

  • 1 year(s) experience / knowledge in Real Estate . Negotiations, Appraisal/Valuation, Preliminary Environmental Assessment, Industrial Development, Marketing and Property management (ALL WITH EXTENSIVE KNOWLEDGE IN UP POLICY, OPERATING PRACTICES/PROCEDURES AND REAL ESTATE WITH EMPHASIS ON NEGOTIATIONS, PROBLEM SOLVING, MANAGEMENT AND MARKETING SKILLS.)

  • 2 year(s) experience / knowledge in Safety . Assessment/auditing, Clean up, and monitoring (ALL WITH KNOWLEDGE OF PROBLEM IDENTIFICATION TECHNIQUES.)
